Further boost for Manchester commercial sector

Manchester’s burgeoning commercial sector has received another boost as developer Marshall CDP has submitted an application for a 34,300m² office scheme off City Road and Medlock Street within Manchester’s First Street regeneration zone.

Marshall CDP proposes the construction of two office buildings at One City Road of 11 storeys and 14 storeys on the one-acre gateway site, which the developer owns.

Under the plans, a central atrium would occupy the area between the two blocks, linking Medlock Street through to a garden on Shortcroft Street.

The site currently houses a 1980s office building that would be demolished under Marshall’s proposals.

Jon Matthews Architects designed the buildings, which will each boast a roof terrace, and Deloitte Real Estate is the planning consultant.

The submission of the application follows a period of consultation in August.

Construction could start next year and the project will join a long list of ongoing steel-framed commercial schemes in the city, including Marshall CDP’s Brazennose House, which is due to complete in summer 2021.
