Ground broken for fully electric Leeds city centre hotel
Main contractor Caddick Construction has officially broken ground for the room2 hotel development at Lisbon Street in Leeds city centre.
Working on behalf of Marrico and Helios Real Estate, as part of the wider regeneration of the city’s West End, the scheme will deliver a 16-storey, 200-room hotel.
The completed hotel will feature a mix of studio and suite accommodation as well as a ground-floor café and bar, gym and retail units.
Designed by DLA Architecture, the building will be fully electric and powered by renewable energy, supporting room2’s sustainability-led approach to hospitality.
Marrico Development Director Scott Barnes, said: “It’s great to see construction now underway, following several years of planning and collaboration between all parties.
“This is another important step forward for the wider regeneration of the area and continues our long-term commitment to investing in Leeds city centre.”
Caddick Construction Yorkshire & North East Regional Managing Director Steve Ford, said: “Breaking ground is a significant moment for everyone involved in the project.

The hotel is expected to be complete by Spring 2028.
