Grade A industrial development planned for Crawley

Fiera Real Estate and Wrenbridge have announced the acquisition of a 2.4-acre site in Crawley where they will construct a new 6,038m2 Grade A industrial warehouse development with a GDV of £27M.

The site, which already consists of five industrial units, is said to benefit from excellent transport connections to London and the south coast and has immediate access to the M23 and M25.

Located within the Manor Royal Business District, the site also has good international transport links as Gatwick Airport is located two miles from the scheme.

The developers said the new Grade A development can be either a single unit or sub-divided into three smaller warehouses. The overall structure will have 12m clear internal spans, 50kN/m2 floor loading, generous loading doors and rooflights.

Sustainability and environmental considerations have been at the forefront of the design of the new development, which is targeting a BREEAM ‘Excellent’ rating and an EPC A rating, as well as offering high efficiency heating and cooling systems, water-saving fixtures and fittings and PV panels.
