Work completes on central London mixed-use scheme

Tucked behind world-famous Piccadilly lights, a new seven-storey mixed-use scheme, known as Lucent, has been completed by main contractor Wates.

Developed by Landsec, the building contains 10,200m2 of office space, 2,700m2 of retail space, seven apartments and two basement levels.

The steel-framed scheme, erected by Severfield, is said to be an environmentally sustainable project as it also contains an open-air atrium and winter garden with mature trees.

The building’s layout prioritises natural light, with sunlit floors complemented by over 20 outdoor green spaces, including balconies and terraces, housing more than 600 plants. The implementation of a sedum roof further boosts the overall biodiversity of the scheme.

Marcus Geddes, Managing Director for Workplace at Landsec said: “Businesses are focused on finding innovative spaces that best serve the needs of their people, meaning that modern office space in prime locations will continue to outperform other markets. The leasing momentum we’ve seen at Lucent is testament to this.

“Access to amenity is fast becoming one of the biggest drivers in leasing decisions, with businesses looking for spaces that can attract and retain the best talent. The combination of office space, retail and an unparalleled restaurants and leisure on site make Lucent a new destination in its own right.”
