Planning consent granted for major Doncaster logistics site

Logistics and real estate developer Panattoni has secured planning consent for a 38,700m2 speculative logistics development at Doncaster.

Doncaster Council has approved the planning application for the facility, called Panattoni Doncaster 420, which will be one of the largest speculative logistics sites in the Yorkshire region.

Work will start shortly on the site, which is close to Junction 3 of the M18, with completion expected in January 2024. It will be built to a BREEAM ‘Excellent’ rating and an EPC rating of ‘A’, with many sustainable features such as electric vehicle charging points and 15% roof lights.

The distribution centre will also have a 15m clear height, 37 loading doors, an 85m-deep yards with parking for 74 HGVs, 358 car spaces and up to 1.5 MVa of power.

Panattoni Development Director Dan Burn said: “Having recently pre-let the large Panattoni Rotherham, we are delighted to be bringing forward a further speculative development in South Yorkshire.

“Panattoni Doncaster 420 offers great access to the regional motorway network and is in an area with a large skilled workforce.

“Despite the economic headwinds, occupier demand remains high across the region and supply constrained, particularly of ‘Big Box’ warehouses.”
