{"id":43245,"date":"2025-06-12T09:56:30","date_gmt":"2025-06-12T09:56:30","guid":{"rendered":"https:\/\/www.newsteelconstruction.com\/wp\/?p=43245"},"modified":"2025-06-13T13:28:40","modified_gmt":"2025-06-13T13:28:40","slug":"steel-spins-a-housing-solution","status":"publish","type":"post","link":"https:\/\/www.newsteelconstruction.com\/wp\/steel-spins-a-housing-solution\/","title":{"rendered":"Steel spins a housing solution"},"content":{"rendered":"<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><a href=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2025\/06\/Bradford1-2506.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"402\" src=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2025\/06\/Bradford1-2506.jpg\" alt=\"\" class=\"wp-image-43246\" srcset=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2025\/06\/Bradford1-2506.jpg 600w, https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2025\/06\/Bradford1-2506-300x201.jpg 300w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/a><figcaption class=\"wp-element-caption\">A second steelwork phase will add two new floors to the top of the existing structure.<\/figcaption><\/figure>\n<\/div>\n\n\n<p><strong>A former textile warehouse in central Bradford is being redeveloped into an apartment block, with structural steelwork forming new floors and supporting the retained fa\u00e7ade.<\/strong><\/p>\n\n\n\n<p class=\"has-cyan-bluish-gray-background-color has-background\"><strong>FACT FILE<br>Galem House, Bradford<\/strong><br>Main client: Coverstone Developments<br>Architect: Revival Architecture<br>Main contractor: Mersey Engineering Construction<br>Structural engineer: Clancy Consulting<br>Steelwork contractor: EvadX<br>Steel tonnage: 153t<\/p>\n\n\n\n<p>Once a world-famous textile and manufacturing powerhouse, the city of Bradford has navigated a number of post-industrial challenges in recent times.<\/p>\n\n\n\n<p>One of these challenges is a shortage of housing, but a solution has been offered up by the city&#8217;s industrial past.<\/p>\n\n\n\n<p>At its peak in the 1920s, the city was home to more than 2,000 mills and hundreds of factories producing cars and motor bikes, as well as the machinery needed by the textile industry.<\/p>\n\n\n\n<p>Most of this industry has either closed down or moved elsewhere, leaving behind a large number of vacant industrial buildings dotted around the city.<\/p>\n\n\n\n<p>Ideal for conversion into residential complexes or multi-use premises, containing offices, retail units and leisure facilities, the previously empty buildings have formed centrepieces for a number of regeneration schemes.<\/p>\n\n\n\n<p>An example can be found a stone\u2019s throw from the city centre in the Goitside Conservation Area, where a number of redevelopment schemes are underway.<\/p>\n\n\n\n<p>Considered to be the cradle of the city\u2019s industrial past, Goitside is defined by its 19th Century architecture. As well as textile warehouses and mills, Goitside is home to several refurbished tenement blocks, which are considered to be some of the first examples of early social housing.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><a href=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2025\/06\/Bradford2-2506.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"800\" src=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2025\/06\/Bradford2-2506.jpg\" alt=\"\" class=\"wp-image-43247\" srcset=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2025\/06\/Bradford2-2506.jpg 600w, https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2025\/06\/Bradford2-2506-225x300.jpg 225w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/a><figcaption class=\"wp-element-caption\">A retention system, which supports the existing fa\u00e7ade, will be removed once the new steelwork has been installed.<\/figcaption><\/figure>\n<\/div>\n\n\n<p>Creating some much-needed additional housing, Mersey Engineering Construction (MEC) is currently converting a five-storey warehouse into a <a href=\"https:\/\/steelconstruction.info\/Residential_and_mixed-use_buildings#Residential_buildings_in_urban_areas\" target=\"_blank\" rel=\"noreferrer noopener\">residential block<\/a> containing 77 apartments.<\/p>\n\n\n\n<p>Located on Vincent Street, Galem House is a listed Victorian building, which was damaged by fire and stood derelict for many years. There were plans for it to be demolished, before the current scheme, by Coverstone Developments, got the go-ahead.<\/p>\n\n\n\n<p>To maintain Conservation Area\u2019s streetscape, the existing fa\u00e7ade is being retained. Inside the building, the redevelopment includes the installation of new steel-framed floors to create seven levels of apartments.<\/p>\n\n\n\n<p>As well as these seven above ground floors, the building\u2019s basement will accommodate two further flats, a gym, a spa, communal meeting spaces and cycle storage.<\/p>\n\n\n\n<p>Having taken possession of the listed building, (along with the adjacent stretch of Vincent Street \u2013 now used as a service yard) MEC\u2019s initial task was to remove the existing floors and columns, while also installing a <a href=\"https:\/\/steelconstruction.info\/Facades_and_interfaces#Facade_retention_in_building_renovation\" target=\"_blank\" rel=\"noreferrer noopener\">fa\u00e7ade retention<\/a> system.<\/p>\n\n\n\n<p>For safety reasons, much of the existing building\u2019s non-structural elements were stripped-out by a specialist rope access team from Specialised Access Solutions. This paved the way for a full internal demolition programme of the ground floor slab, the five upper floors, and the roof.<\/p>\n\n\n\n<p>The demolition work was carried out simultaneously with the installation of a bespoke retention system, which ensured the fa\u00e7ade was sufficiently supported once the internal floors were removed.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><a href=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2025\/06\/Bradford3-2506.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"402\" src=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2025\/06\/Bradford3-2506.jpg\" alt=\"\" class=\"wp-image-43248\" srcset=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2025\/06\/Bradford3-2506.jpg 600w, https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2025\/06\/Bradford3-2506-300x201.jpg 300w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/a><figcaption class=\"wp-element-caption\">Steel beams and columns had to be erected in and around the retention system.<\/figcaption><\/figure>\n<\/div>\n\n\n<p>An Altrad RMDK retention system was installed by MEC. This consisted of three Megashor towers and numerous walers and soldiers (props) to support the Victorian brickwork walls.<\/p>\n\n\n\n<p>As well as retaining the main fa\u00e7ade of the building, the scheme will also reuse all of the external window and door openings, keeping as many of the structure\u2019s original features as possible.<\/p>\n\n\n\n<p>MEC\u2019s early works also included lowering the basement floor, in order to create a better floor-to-ceiling height and one more suited to flats and communal spaces, rather than a storage area.<\/p>\n\n\n\n<p>With the preliminary works complete and concrete pads installed to support new columns, steelwork contractor EvadX was able to begin its first phase of work, which included the <a href=\"https:\/\/steelconstruction.info\/Construction\" target=\"_blank\" rel=\"noreferrer noopener\">erection<\/a> of a new ground floor, along with five new upper levels.<\/p>\n\n\n\n<p>\u201cA steelwork solution for the new floors was chosen for its ease of construction,\u201d explains MEC Contracts Manager Andy Beckett.<\/p>\n\n\n\n<p>\u201cThe job would have been very difficult using any other material, as the steel beams and columns had to be installed in and around the retention system.\u201d<\/p>\n\n\n\n<p>The steelwork was delivered to site on a \u2018just-in-time\u2019 basis, as there was little room for materials to be stored on site. Each section of steelwork then had to be carefully woven through numerous obstacles inside the retained structure using a <a href=\"https:\/\/steelconstruction.info\/Construction#Mobile_cranes\" target=\"_blank\" rel=\"noreferrer noopener\">mobile crane<\/a>, positioned in Vincent Street.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><a href=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2025\/06\/Bradford4-2506.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"382\" src=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2025\/06\/Bradford4-2506.jpg\" alt=\"\" class=\"wp-image-43249\" srcset=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2025\/06\/Bradford4-2506.jpg 600w, https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2025\/06\/Bradford4-2506-300x191.jpg 300w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/a><figcaption class=\"wp-element-caption\">Visualisation of the completed Galem House.<\/figcaption><\/figure>\n<\/div>\n\n\n<p>\u201cThe crane operator had to be in radio contact with the erectors during these tricky lifting procedures, as he couldn\u2019t see inside the fa\u00e7ade,\u201d explains EvadX Contracts Manager Andrew Roberts.<\/p>\n\n\n\n<p>\u201cHelping with the erection <a href=\"https:\/\/steelconstruction.info\/Construction#Construction_sequence\" target=\"_blank\" rel=\"noreferrer noopener\">sequence<\/a>, for the lowest three floors, we were able to make use of a small spider crane, which we positioned in the basement.\u201d<\/p>\n\n\n\n<p>Once the new fifth floor had been erected and the steel frame was fully-supporting the fa\u00e7ade, the erection programme was stopped for a month, allowing time for the retention system to be dismantled and removed.<\/p>\n\n\n\n<p>A second phase of the steelwork programme involved in-filling the areas where the retention system\u2019s three towers had been positioned and erecting a vertical extension to the structure, consisting of two additional steel floors and a roof.<\/p>\n\n\n\n<p>All of the building\u2019s floors have been <a href=\"https:\/\/www.steelconstruction.info\/Floor_systems#Composite_slabs\" target=\"_blank\" rel=\"noreferrer noopener\">compositely<\/a> formed with steel beams supporting metal decking and a concrete topping. The beams have all been fabricated with bespoke openings, to accommodate the building\u2019s services within their depth.<\/p>\n\n\n\n<p>Based around a regular <a href=\"https:\/\/www.steelconstruction.info\/Concept_design#Floor_grids\" target=\"_blank\" rel=\"noreferrer noopener\">column grid<\/a> with 5.7m-long internal spans, each of the floors has been designed with a central corridor separating two rows of apartments.<\/p>\n\n\n\n<p>\u201cThe steelwork gains its stability from being a <a href=\"https:\/\/www.steelconstruction.info\/Concept_design#Braced_frames\" target=\"_blank\" rel=\"noreferrer noopener\">braced frame<\/a>,\u201d explains Clancy Consulting Senior Structural Engineer Alex Choy. \u201cBut it also has bolted connections to the existing masonry fa\u00e7ade.\u201d<\/p>\n\n\n\n<p>The bracings are located in various zones throughout the structure, such as the lift core and the two staircase shafts.<\/p>\n\n\n\n<p>Once the two new uppermost floors have been installed, they will be clad with sandstone, which will blend in seamlessly with the sand-blasted and cleaned existing fa\u00e7ade.<\/p>\n\n\n\n<p>Galem House is due to be complete by early 2026.<\/p>\n\n\n\n<figure class=\"wp-block-embed is-type-video is-provider-youtube wp-block-embed-youtube wp-embed-aspect-16-9 wp-has-aspect-ratio\"><div class=\"wp-block-embed__wrapper\">\n<span class=\"embed-youtube\" style=\"text-align:center; display: block;\"><iframe loading=\"lazy\" class=\"youtube-player\" width=\"460\" height=\"259\" src=\"https:\/\/www.youtube.com\/embed\/tl329x-YScI?version=3&#038;rel=1&#038;showsearch=0&#038;showinfo=1&#038;iv_load_policy=1&#038;fs=1&#038;hl=en-US&#038;autohide=2&#038;wmode=transparent\" allowfullscreen=\"true\" style=\"border:0;\" sandbox=\"allow-scripts allow-same-origin allow-popups allow-presentation allow-popups-to-escape-sandbox\"><\/iframe><\/span>\n<\/div><\/figure>\n","protected":false},"excerpt":{"rendered":"<p>A former textile warehouse in central Bradford is being redeveloped into an apartment block, with structural steelwork forming new floors and supporting the retained fa\u00e7ade.
