steelwork has created the desired industrial-looking interior and long spans for the commercial element of the St Pancras Campus mixed-used scheme in London.<\/strong><\/p>\n\n\n\n<p under-used former industrial area, north of St Pancras and King\u2019s Cross railway stations, is today a vibrant mixed-use destination and a home for many well-known international companies.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Numerous commercial, <a href=\"https:\/\/www.steelconstruction.info\/Retail_buildings\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/Retail_buildings\">retail<\/a> and residential developments have brought new life to the district, while the knock-on effect has meant new schemes are also underway in the surrounding area.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Separated from the main St Pancras developments by the Regent\u2019s Canal, a new \u00a3100M scheme, combining commercial, residential and workspace elements is set to transform a city island block formerly occupied by light industrial units.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Known as St Pancras Campus, developer W.RE\u2019s scheme consists of a five-storey <a href=\"https:\/\/www.steelconstruction.info\/Braced_frames\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/Braced_frames\">steel-framed<\/a> office block that sits adjacent to two concrete-framed <a href=\"https:\/\/www.steelconstruction.info\/Residential_and_mixed-use_buildings\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/Residential_and_mixed-use_buildings\">residential buildings<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The various buildings are linked together by a common basement, while above ground, the scheme will introduce a new micro park to the neighbourhood.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Designed by Stirling-Prize winning architects Caruso St John, the St Pancras Campus is said to have a classic feel, utilising handset brickwork in the residential elements and sandstone and precast concrete for the <a href=\"https:\/\/www.steelconstruction.info\/Multi-storey_office_buildings\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/Multi-storey_office_buildings\">commercial buildings<\/a>.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><a href=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2023\/09\/Pancras2-2309.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"399\" a steel frame being constructed simultaneously, it resembles two separate jobs on one site,\u201d explains BAM Construction Senior Site Manager David Webb.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cIt also means we have more deliveries than we would have using one framing solution, and they all have to be coordinated and managed for a site that\u2019s surrounded by busy roads.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A steel-framed option for the office block was chosen for a number of reasons, one of which was the need to maximise the floorplates with large column-free spaces. This resulted in an internal column <a href=\"https:\/\/www.steelconstruction.info\/Concept_design#Floor_grids\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/Concept_design#Floor_grids\">grid pattern<\/a> of 11.8m \u00d7 11.8m.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The steel frame also forms an architectural feature as it will be left exposed throughout the structure, creating a modern industrial office environment. Enhancing this <a href=\"https:\/\/www.steelconstruction.info\/Design\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/Design\">design<\/a>, the steel to steel <a href=\"https:\/\/www.steelconstruction.info\/Simple_connections\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/Simple_connections\">connections<\/a> are for the most part hidden, allowing the frame to have a clean smooth appearance.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The completed office floorplates will also have exposed concrete soffits, where the bottom flange of the steel beams are expressed, alongside exposed building services, which are <a href=\"https:\/\/www.steelconstruction.info\/Service_integration\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/Service_integration\">accommodated<\/a> within bespoke <a href=\"https:\/\/www.steelconstruction.info\/Steel_construction_products#Cellular_beams\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/Steel_construction_products#Cellular_beams\">cellular beams<\/a>. This exposed design led the design to use 200mm-deep hollowcore precast planks with in-situ topping as the flooring solution.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Elland Steel Structures (ESS) has <a href=\"https:\/\/www.steelconstruction.info\/Fabrication\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/Fabrication\">fabricated<\/a>, supplied and erected 2,000t of steelwork for the office block. The company also sourced and installed the <a href=\"https:\/\/www.steelconstruction.info\/Floor_systems#Precast_units\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/Floor_systems#Precast_units\">precast flooring planks<\/a>.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><a href=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2023\/09\/Pancras3-2309.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"450\" src=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2023\/09\/Pancras3-2309.jpg\" alt=\"\" class=\"wp-image-38654\" srcset=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2023\/09\/Pancras3-2309.jpg 600w, https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2023\/09\/Pancras3-2309-300x225.jpg 300w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/a><figcaption class=\"wp-element-caption\">The steel frame will be exposed in the completed scheme, forming an architectural feature.<\/figcaption><\/figure>\n<\/div>\n\n\n<p class=\"wp-block-paragraph\">Speed of construction is a recognised benefit of using a steel-framed solution and on this project the swiftness of the programme was aligned with and coordinated around other trades.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This meant for the erection programme, ESS divided the building into halves, completing one portion of the steel frame to fourth floor level and then installing the precast planks. The ESS team then began <a href=\"https:\/\/www.steelconstruction.info\/Construction#Steel_erection\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/Construction#Steel_erection\">erecting<\/a> the second half, leaving the erected part of the frame free for the follow-on trades to begin their work.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Once the second half was erected and the flooring installed, the fifth floor and roof were then completed in a similar two-sequence manner.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">With little or no room for onsite material storage, steelwork arrived on a just-in-time basis and was erected directly from the delivery truck using the office block\u2019s dedicated <a href=\"https:\/\/www.steelconstruction.info\/Construction#Tower_cranes\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/Construction#Tower_cranes\">tower crane<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Based around a centrally-positioned stability-giving <a href=\"https:\/\/www.steelconstruction.info\/Concept_design#Concrete_or_steel_cores\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/Concept_design#Concrete_or_steel_cores\">core<\/a>, the steel frame begins at ground floor level, sitting above the concrete basement substructure.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sat atop a suspended slab, the building\u2019s ground floor is a double-height space throughout. It is divided in half by a vehicular access route and loading bay that will serve the other buildings on the scheme as well as four light industrial units accommodated on the ground floor.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><a href=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2023\/09\/Pancras4-2309.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"402\" src=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2023\/09\/Pancras4-2309.jpg\" alt=\"\" class=\"wp-image-38655\" srcset=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2023\/09\/Pancras4-2309.jpg 600w, https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2023\/09\/Pancras4-2309-300x201.jpg 300w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/a><figcaption class=\"wp-element-caption\">The upper floors have set-backs, forming outdoor terraces.<\/figcaption><\/figure>\n<\/div>\n\n\n<p class=\"wp-block-paragraph\">The position of the loading bay has impacted the design of the floor level above.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cThe east side of the first floor requires higher headroom above the loading bay and the services that have to cross from the light industrial units into the core, which led to the use of <a href=\"https:\/\/www.steelconstruction.info\/Steel_construction_products#Decking_for_floors\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/Steel_construction_products#Decking_for_floors\">metal decking<\/a> in this part of the scheme,\u201d explains AKT II Project Engineer Annie Johnson.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The industrial units, one of which has a <a href=\"https:\/\/www.steelconstruction.info\/Single_storey_industrial_buildings#Mezzanines\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/Single_storey_industrial_buildings#Mezzanines\">mezzanine<\/a> level, are located on the north side of the building, while on the southern elevation, fronting Royal College Road, there is a large office entrance lobby containing a caf\u00e9.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Above the double-height ground level, first, second and third floors accommodate office floorplates, based around a regular column grid pattern.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Levels four and five have the same column grid, although they also include set-backs, allowing the building to have two outdoor terraces on each floor. These features required the introduction of transfer beams to support the columns above that are not on the regular grid pattern.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sharing the roof (sixth floor) with a plant deck, the building has a south-facing event space that will offer excellent views of central London. In order to create an uninterrupted <a href=\"https:\/\/www.steelconstruction.info\/Steel-supported_glazed_facades_and_roofs\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/Steel-supported_glazed_facades_and_roofs\">glazed frontage<\/a>, a 15m-wide clear span (the longest on the project) has been created with a single steel beam.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Aiming to achieve a <a href=\"https:\/\/www.steelconstruction.info\/BREEAM\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/BREEAM\">BREEAM<\/a> \u2018Excellent\u2019 rating, the development will make use of air source heat pumps, solar panels and blue and green roofs.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Utilising a high-performance <a href=\"https:\/\/www.steelconstruction.info\/Facades_and_interfaces\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/Facades_and_interfaces\">fa\u00e7ade<\/a> together with onsite energy generation that feeds an all-electric system, the development will help to support an increasingly decarbonised grid.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Summing up, Sascha Lewin, W.RE CEO says: \u2018This place-making opportunity to re-imagine a 1980s industrial site has <a href=\"https:\/\/www.steelconstruction.info\/Sustainability\" data-type=\"link\" data-id=\"https:\/\/www.steelconstruction.info\/Sustainability\">sustainability<\/a> and social value at its heart.
