A \u00a31bn scheme is being undertaken by the Wirral Growth Company, a 50:50 joint venture partnership between Wirral Council and national urban regeneration specialist, Muse Developments.<\/p>\n\n\n\n<p>Plans for the overall 27-acre scheme include commercial offices, a 300-space multi-storey <a href=\"https:\/\/www.steelconstruction.info\/Car_parks\" target=\"_blank\" rel=\"noreferrer noopener\">car park<\/a>, a market hall, a 110-bedroom <a href=\"https:\/\/www.steelconstruction.info\/Residential_and_mixed-use_buildings#Hotels\" target=\"_blank\" rel=\"noreferrer noopener\">hotel<\/a>, retail outlets, <a href=\"https:\/\/www.steelconstruction.info\/Leisure_buildings\" target=\"_blank\" rel=\"noreferrer noopener\">leisure facilities<\/a>, 650 <a href=\"https:\/\/www.steelconstruction.info\/Residential_and_mixed-use_buildings\" target=\"_blank\" rel=\"noreferrer noopener\">homes<\/a> and improvements to the town centre bus station.<\/p>\n\n\n\n<p>The town centre plans are part of the wider Birkenhead 2040 Framework, a twenty-year plan which sets out the most radical proposals for the town for more than 70 years. At the heart of the proposals is the creation of family-friendly neighbourhoods, with green public spaces and parks. It will see Birkenhead\u2019s revitalised town centre re-connected with the Mersey waterfront, and will make the most of the town\u2019s iconic heritage and buildings.<\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"aligncenter size-full\"><a href=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2022\/06\/Wirral1-2206.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"402\" src=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2022\/06\/Wirral1-2206.jpg\" alt=\"\" class=\"wp-image-35854\" srcset=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2022\/06\/Wirral1-2206.jpg 600w, https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2022\/06\/Wirral1-2206-300x201.jpg 300w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/a><figcaption><em>Both structures have cellular beams throughout, to accommodate the building&#8217;s services.<\/em><\/figcaption><\/figure><\/div>\n\n\n\n<p>The Wirral Growth will seek to build on the town\u2019s existing strengths, assets and maritime location, to create a dynamic, modern town centre, with a focus on delivering a new commercial quarter and residential neighbourhood for Birkenhead.<\/p>\n\n\n\n<p>Work has begun on the initial phase of the Wirral Growth masterplan with the construction of two <a href=\"https:\/\/www.steelconstruction.info\/BREEAM\" target=\"_blank\" rel=\"noreferrer noopener\">BREEAM<\/a> \u2018Excellent\u2019 five-storey <a href=\"https:\/\/www.steelconstruction.info\/Multi-storey_office_buildings\" target=\"_blank\" rel=\"noreferrer noopener\">office blocks<\/a>, which will offer energy efficient accommodation to help meet the requirement for quality workspace and attract new businesses to the area.<\/p>\n\n\n\n<p>With a total floor area of 10,850m\u00b2, A1 will on completion be occupied by Wirral Council, while the smaller 7,400m\u00b2 A2 block, is being constructed speculatively. Containing Grade A modern office spaces, the ground floor of both buildings will be flexible so that they could be used by retail, leisure or food and beverage operators.<\/p>\n\n\n\n<p>\u201cThere\u2019s a shortage of Grade A office stock across the Liverpool City Region,\u201d explains Mike Horner, Development Director at Muse Developments and Director of Wirral Growth Company.<br>\u201cDespite changing working habits, there\u2019s still demand out there. Businesses are choosing to prioritise quality in their workspaces and looking for offices that are more flexible and suited to modern working practices. By creating this offer in Birkenhead, it\u2019s a statement of intent that we\u2019re serious about helping the town to level up its commercial offer.\u201d<\/p>\n\n\n\n<p>Richard Potts, Morgan Sindall Construction\u2019s Area Director for the Liverpool City Region, said: \u201cThe development of two new grade A offices will generate long-term growth and prosperity in Birkenhead and we are thrilled to be a part of making that a reality.\u201d<\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"aligncenter size-full\"><a href=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2022\/06\/Wirral2-2206.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"402\" src=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2022\/06\/Wirral2-2206.jpg\" alt=\"\" class=\"wp-image-35855\" srcset=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2022\/06\/Wirral2-2206.jpg 600w, https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2022\/06\/Wirral2-2206-300x201.jpg 300w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/a><figcaption><em>Steelwork deliveries are made on a regular basis as the site has plenty of material storage space.<\/em><\/figcaption><\/figure><\/div>\n\n\n\n<p>Work kicked-off on the project earlier this year, following the completion of a demolition programme that cleared the site of a <a href=\"https:\/\/www.steelconstruction.info\/Retail_buildings\" target=\"_blank\" rel=\"noreferrer noopener\">retail store<\/a> and part of the adjacent shopping precinct.<\/p>\n\n\n\n<p>Main contractor, Morgan Sindall Construction, inherited a relatively clear site and its initial works included the installation of CFA piles, up to 26m-deep, to support the steel-framed office buildings.<\/p>\n\n\n\n<p>Steelwork contractor Leach Structural Steelwork is <a href=\"https:\/\/www.steelconstruction.info\/Construction#Steel_erection\" target=\"_blank\" rel=\"noreferrer noopener\">erecting<\/a> both building simultaneously, using two 80t-capacity <a href=\"https:\/\/www.steelconstruction.info\/Construction#Mobile_cranes\" target=\"_blank\" rel=\"noreferrer noopener\">mobile cranes<\/a>.<\/p>\n\n\n\n<p>Other than the fact that A1 has a slightly larger footprint than its neighbour, both office blocks have a similar <a href=\"https:\/\/www.steelconstruction.info\/Design\" target=\"_blank\" rel=\"noreferrer noopener\">steel design<\/a>. Centrally-positioned steel braced cores provide the <a href=\"https:\/\/www.steelconstruction.info\/Concept_design#Structural_options_for_stability\" target=\"_blank\" rel=\"noreferrer noopener\">structural stability<\/a> for the offices, while <a href=\"https:\/\/www.steelconstruction.info\/Steel_construction_products#Cellular_beams\" target=\"_blank\" rel=\"noreferrer noopener\">cellular beams<\/a>, radiating outwards from the cores to the perimeter columns create clear open-plan floorplates.<\/p>\n\n\n\n<p>With no internal columns, the clear spans are up to 12m-long. As well as providing the required open-plan <a href=\"https:\/\/www.steelconstruction.info\/Multi-storey_office_buildings#Flexibility_and_adaptability\" target=\"_blank\" rel=\"noreferrer noopener\">flexible office floorplates<\/a>, the cellular beams accommodate the building\u2019s services within their depth and support the <a href=\"https:\/\/www.steelconstruction.info\/Steel_construction_products#Decking_for_floors\" target=\"_blank\" rel=\"noreferrer noopener\">metal decked<\/a> and concrete topped <a href=\"https:\/\/www.steelconstruction.info\/Composite_construction#Composite_slabs\" target=\"_blank\" rel=\"noreferrer noopener\">composite flooring<\/a> solution.<\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"aligncenter size-full\"><a href=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2022\/06\/Wirral3-2206.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"399\" src=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2022\/06\/Wirral3-2206.jpg\" alt=\"\" class=\"wp-image-35856\" srcset=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2022\/06\/Wirral3-2206.jpg 600w, https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2022\/06\/Wirral3-2206-300x200.jpg 300w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/a><figcaption><em>Visualisation of the completed scheme.<\/em><\/figcaption><\/figure><\/div>\n\n\n\n<p>\u201cThe cellular beams represent some of the heaviest pieces of the project\u2019s steelwork,\u201d says Leach Structural Steelwork Site Supervisor Anthony May. \u201cAlthough the majority are around 2.5t, some of the beams are up 6.5t each.\u201d<\/p>\n\n\n\n<p>Scheduled to complete its steelwork programme in July, Leach Structural Steelwork is <a href=\"https:\/\/www.steelconstruction.info\/Fabrication\" target=\"_blank\" rel=\"noreferrer noopener\">fabricating<\/a> and supplying 650t of steel for A1 and 450t for A2.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.steelconstruction.info\/Fabrication#Handling_and_transportation\" target=\"_blank\" rel=\"noreferrer noopener\">Steel deliveries<\/a> are being made regularly and there is sufficient material storage space onsite, unlike many other town centre plots.<\/p>\n\n\n\n<p>\u201cWorking our way towards the site entrance, we are gradually eating up our available space for materials and our cranes,\u201d adds Mr May. \u201cThe final loads of steel will be sequenced on a just-in-time basis to avoid any logistical challenges.\u201d<\/p>\n\n\n\n<p>On completion, the two steel-framed office blocks will be differentiated, not just by their sizes, but also by the cladding systems.
