It will showcase St. Modwen\u2019s Swan Standard commitment \u2013 a set of industry-leading sustainable development guidelines with a focus on responsible building practices that allows its customers to target true Net-Zero Carbon in <a href=\"https:\/\/www.steelconstruction.info\/Operational_carbon\" target=\"_blank\" rel=\"noreferrer noopener\">operation<\/a>.<\/p>\n\n\n\n<p>A Whole Life Carbon model is being introduced to drive more naturally-based materials into the design, to enhance the embedded <a href=\"https:\/\/www.steelconstruction.info\/Sustainability\" target=\"_blank\" rel=\"noreferrer noopener\">sustainability<\/a> and mitigate the need for carbon offsetting.<\/p>\n\n\n\n<p>The development is said to demonstrate a significant investment in sustainability and delivers a <a href=\"https:\/\/www.steelconstruction.info\/BREEAM\" target=\"_blank\" rel=\"noreferrer noopener\">BREEAM<\/a> \u2018Excellent\u2019 rating, targets an EPC A+ rating and is expected to achieve an overall carbon reduction of 53% compared with energy requirements set out in the <a href=\"https:\/\/www.steelconstruction.info\/Sustainable_construction_legislation,_regulation_and_drivers#Part_L_of_the_Building_Regulations\" target=\"_blank\" rel=\"noreferrer noopener\">UK Building Regulations (Part L)<\/a>.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>St. Modwen Logistics, a leading logistics developer and manager, said it has boosted the regeneration of Longbridge, Birmingham and surrounding areas with a \u00a320M investment to build a 14,300m2 sustainable warehouse that could create more than 300 jobs.
