This scheme is said to be 10 years ahead of<a href=\"https:\/\/www.steelconstruction.info\/Operational_carbon#UKGBC_Net_zero_carbon_buildings_framework\" target=\"_blank\" rel=\"noreferrer noopener\"> UKGBC net-zero carbon targets<\/a> for energy intensity reduction.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"414\" src=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2021\/01\/nSouthwark2-2101.jpg\" alt=\"\" class=\"wp-image-32132\" srcset=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2021\/01\/nSouthwark2-2101.jpg 600w, https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2021\/01\/nSouthwark2-2101-300x207.jpg 300w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/figure>\n\n\n\n<p>Located next to London Bridge, Colechurch House will replace a redundant 1960s office block to provide 46,200m<sup>2<\/sup> of mixed-use space.<\/p>\n\n\n\n<p>The planned development will transform the public realm creating an abundance of imaginative landscaped green spaces and will bring together state-of-the-art <a href=\"https:\/\/www.steelconstruction.info\/Multi-storey_office_buildings\" target=\"_blank\" rel=\"noreferrer noopener\">offices<\/a>; high quality, affordable, work and arts spaces; while also providing greatly enhanced connectivity from London Bridge station to the Thames riverfront and wider area.<\/p>\n\n\n\n<p>Over 85% of the site is dedicated to open public space in the form of three distinct landscaped areas, revealing new vistas and views to the historic Southwark Cathedral and St Olaf House.<\/p>\n\n\n\n<p>The workspaces also incorporate winter gardens towards the east and west on each level. The vegetation travels up through the winter gardens to the roof terrace, creating breakout spaces for the offices below.<\/p>\n\n\n\n<p>Environmentally responsive fa\u00e7ades incorporate <a href=\"https:\/\/www.steelconstruction.info\/Use_of_steel_in_cladding_systems#Solar_shading\" target=\"_blank\" rel=\"noreferrer noopener\">solar shading<\/a>, ventilation, light shelves, water catchments and photovoltaics.<\/p>\n\n\n\n<p>A start date is yet to be confirmed for the \u00a3195M Timber Square scheme, which comprises around 34,300m<sup>2<\/sup> of mixed-use space, including 32,500m<sup>2<\/sup> of grade A offices, affordable workspace, roof terraces and an enhanced public realm bringing new connections and open public space to the Bankside area of Southwark.<\/p>\n\n\n\n<p>The development will retain circa 90% of the existing building and use a hybrid <a href=\"https:\/\/www.steelconstruction.info\/Braced_frames\" target=\"_blank\" rel=\"noreferrer noopener\">steel frame<\/a> and timber structure, significantly reducing <a href=\"https:\/\/www.steelconstruction.info\/Life_cycle_assessment_and_embodied_carbon#What_is_embodied_carbon.3F\" target=\"_blank\" rel=\"noreferrer noopener\">embodied carbon<\/a>, construction traffic, <a href=\"https:\/\/www.steelconstruction.info\/Construction_and_demolition_waste\" target=\"_blank\" rel=\"noreferrer noopener\">demolition waste<\/a> and local air pollution.
