Martin Cooper reports.<\/h4>\n<p><span class=\"pqright\"><strong>FACT FILE<\/strong><br \/>\n<strong>8 First Street, Manchester<\/strong><br \/>\n<strong>Main client:<\/strong><br \/>\nGreater Manchester Property Venture Fund\/Patrizia UK<br \/>\n<strong>Architect:<\/strong> Fletcher Priest Architects<br \/>\n<strong>Main contractor:<\/strong> Carillion<br \/>\n<strong>Structural engineer:<\/strong> Ramboll<br \/>\n<strong>Steelwork contractor:<\/strong> Elland Steel Structures<br \/>\n<strong>Steel tonnage:<\/strong> 1,000t<\/span>Located alongside Medlock Street, one of Manchester\u2019s main routes into the city centre from the south, the First Street Development will ultimately provide commercial, <a href=\"http:\/\/www.steelconstruction.info\/Residential_and_mixed-use_buildings\" target=\"_blank\">residential<\/a> and cultural facilities all built on the remediated former Gaythorn Gas Works site.<\/p>\n<p>A number of these facilities have already been completed on the scheme, including a cultural centre, <a href=\"http:\/\/www.steelconstruction.info\/Residential_and_mixed-use_buildings#Hotels\" target=\"_blank\">hotel<\/a>, 700-space <a href=\"http:\/\/www.steelconstruction.info\/Car_parks\" target=\"_blank\">car park<\/a> as well as retail and <a href=\"http:\/\/www.steelconstruction.info\/Residential_and_mixed-use_buildings#Student_residences\" target=\"_blank\">student accommodation<\/a> blocks.<\/p>\n<p>With much more to come, the 8 First Street <a href=\"http:\/\/www.steelconstruction.info\/Multi-storey_office_buildings\" target=\"_blank\">commercial building<\/a> is seen as the anchor office development, completing the northern zone of the development, while enhancing a new public realm and extending interest along the scheme\u2019s main pedestrian route [First Street].<\/p>\n<p>The building will provide 14,600m\u00b2 of Grade A office accommodation within a seven-storey building that will also include 1,300m\u00b2 of retail space at ground floor level.<\/p>\n<p>Structurally the building is a steel frame, formed around a central <a href=\"http:\/\/www.steelconstruction.info\/Concept_design#Concrete_or_steel_cores\" target=\"_blank\">braced stability core<\/a>. Importantly this also provided the aesthetic benefit of not requiring <a href=\"http:\/\/www.steelconstruction.info\/Braced_frames#Vertical_bracing\" target=\"_blank\">diagonal bracing<\/a> in the main external elevations.<\/p>\n<p>Commenting on the <a href=\"http:\/\/www.steelconstruction.info\/Design\" target=\"_blank\">design<\/a>, Ramboll Technical Director Gary Willis says: \u201cThe project was always likely to be a steel-framed building, although having looked at many alternative options early in the design stage, we were able to confirm that steel was the way to go.\u201d<\/p>\n<p>\u201cOnce a steel frame was chosen as the most efficient <a href=\"http:\/\/www.steelconstruction.info\/Construction\" target=\"_blank\">construction<\/a> method, the building\u2019s design quickly evolved around the requirements of the <a href=\"http:\/\/www.steelconstruction.info\/Facades_and_interfaces\" target=\"_blank\">cladding<\/a> system.\u201d<\/p>\n<p>As 8 First Street occupies a prominent position and will be seen by thousands of motorists every day, the landmark building has a striking elevational treatment, with two-storey high \u2018punched\u2019 windows projecting forward from a contemporary architectural mesh that also wraps into the entrance lobby and other key internal spaces.<\/p>\n<p>Assessment of a range of <a href=\"http:\/\/www.steelconstruction.info\/Concept_design#Floor_grids\" target=\"_blank\">grid spacings<\/a> confirmed that the modest 6m perimeter column spacing, typically accommodating a pair of the two-storey high windows, minimised the challenge of edge beam deflection versus allowable movement in the more affordable cladding solutions.<\/p>\n<p>\u201cIt also gave us a competitive kg\/m\u00b2 steelwork floorplate weight, with a viable total piece-count,\u201d adds Mr Willis.<\/p>\n<p>The \u2018punched\u2019 windows will be installed as pre-assembled 7m \u00d7 1,800mm bespoke cassettes, not only containing the <a href=\"http:\/\/www.steelconstruction.info\/Steel-supported_glazed_facades_and_roofs\" target=\"_blank\">glazing<\/a> but also the surrounding composite return panels and flashings.<\/p>\n<p>The prefabricated cassettes are formed on hot-rolled secondary steel frames, secured to the concrete floor slab via cast-in channels, which provide a large degree of adjustment to deal with normal <a href=\"http:\/\/www.steelconstruction.info\/Construction#Tolerances\" target=\"_blank\">construction tolerances<\/a>.<\/p>\n<p>A key architectural feature, that will set this office block apart from others, is a series of six internal winter gardens.<\/p>\n<p>These two-storey high glazed naturally ventilated spaces are placed in a staggered formation, around the building perimeter, two per floor on levels 1, 3 and 5.<\/p>\n<p>With a range of planting and seating, they will provide break-out space for the building\u2019s occupants.<\/p>\n<p>In order to accommodate the winter gardens, the floor plates, at levels 2, 4 and 6, have been cut-back, with access to these break-out areas provided at each lower level.<\/p>\n<p>The building\u2019s large clear spans are maintained above and below the two-storey winter gardens, and so the cut-back floors and internal cladding lines are supportedby being hung from the full floors above, as well as being supported by the full floor below.<\/p>\n<p>Floor-to-ceiling heights throughout the building, with the exception of the gardens, are set at 3.9m, however the ground floor is a double-height zone at 6.9m high.<\/p>\n<p>As well as accommodating the main entrance lobby, this level also houses <a href=\"http:\/\/www.steelconstruction.info\/Single_storey_industrial_buildings#Mezzanines\" target=\"_blank\">mezzanine<\/a> floors for the retail units and back-of-house bicycle storage.<\/p>\n<p>Founded on piled foundations, steelwork contractor Elland Steel Structures began its <a href=\"http:\/\/www.steelconstruction.info\/Construction#Steel_erection\" target=\"_blank\">erection<\/a> programme in May. Using the site\u2019s two <a href=\"http:\/\/www.steelconstruction.info\/Construction#Tower_cranes\" target=\"_blank\">tower cranes <\/a>for the majority of the lifting, the steelwork was completed during September.<\/p>\n<p>\u201cLogistics have been a key factor on this job,\u201d sums up Carillion Project Manager Paul Holt. \u201cAlthough we have seven gates to feed the job with materials, it is an island site and as the building occupies most of the footprint there is little room for storage.<\/p>\n<p>\u201cLuckily we have space on an adjacent site, where our site cabins are located and where the next phases of the First Street development will be taking place.\u201d<\/p>\n<p>8 First Street is scheduled for completion in September 2017.<\/p>\n<div class=\"hr-strip\"><\/div>\n<h3>What&#8217;s in a name?<\/h3>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-full wp-image-23054\" src=\"http:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2016\/11\/firststreetbox1611.gif\" alt=\"firststreetbox1611\" width=\"220\" height=\"200\" \/>Where did the name \u201cFirst Street\u201d come from?\u00a0 Over many years, the First Street area had been known by a number of different names so in 2008 the developer embarked on a rebranding exercise necessary in order to enhance the area\u2019s reputation.<\/p>\n<p>Consequently the name First Street was decided upon, as it had been more than 20 years since a new street on this scale has been created in Manchester city centre.<\/p>\n<p>Although the name reflects the key feature of the scheme\u2019s public realm \u2013 the new 300m long \u00d7 18m wide tree-lined street \u2013 the vision was to extend that name to the wider neighbourhood.<\/p>\n<p>First Street now anchors the extended area, helping to deliver a neighbourhood of choice within this key gateway location at the southern edge of Manchester city centre.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Standout architectural features have driven the steel design for an anchor commercial block at Manchester\u2019s First Street development.
