{"id":19676,"date":"2015-05-05T13:38:59","date_gmt":"2015-05-05T13:38:59","guid":{"rendered":"http:\/\/www.newsteelconstruction.com\/wp\/?p=19676"},"modified":"2015-05-05T13:38:59","modified_gmt":"2015-05-05T13:38:59","slug":"retail-spurs-regeneration","status":"publish","type":"post","link":"https:\/\/www.newsteelconstruction.com\/wp\/retail-spurs-regeneration\/","title":{"rendered":"Retail spurs regeneration"},"content":{"rendered":"<div id=\"attachment_19679\" style=\"width: 590px\" class=\"wp-caption aligncenter\"><a href=\"http:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2015\/05\/Hinckley1.1505.jpg\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-19679\" class=\"size-full wp-image-19679\" src=\"http:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2015\/05\/Hinckley1.1505.jpg\" alt=\"The Sainsbury\u2019s store and parts of Block B (right) take shape\" width=\"580\" height=\"211\" srcset=\"https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2015\/05\/Hinckley1.1505.jpg 580w, https:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2015\/05\/Hinckley1.1505-300x109.jpg 300w\" sizes=\"auto, (max-width: 580px) 100vw, 580px\" \/><\/a><p id=\"caption-attachment-19679\" class=\"wp-caption-text\">The Sainsbury\u2019s store and parts of Block B (right) take shape<\/p><\/div>\n<h4>A large town centre development is benefiting from steel construction\u2019s ease and speed of construction.<\/h4>\n<p><span class=\"pqright\"><strong>FACT FILE<\/strong><br \/>\n<strong>The Crescent, Hinckley<\/strong><br \/>\n<strong>Main client:<\/strong> The Tin Hat Regeneration Partnership<br \/>\n<strong>Architect:<\/strong> TP Bennett<br \/>\n<strong>Main contractor:<\/strong> Bowmer &amp; Kirkland<br \/>\n<strong>Structural engineer:<\/strong> Clark Bond<br \/>\n<strong>Steelwork contractor:<\/strong> Billington Structures<br \/>\n<strong>Steel tonnage:<\/strong> 2,000t<\/span>The Leicestershire town of Hinckley is being transformed as a multi-million pound mixed-use development rapidly takes shape.<\/p>\n<p>Known as The Crescent, the project occupies a large swathe of the town centre and will ultimately deliver a large 6,500m\u00b2 Sainsbury\u2019s <a href=\"http:\/\/www.steelconstruction.info\/Retail_buildings#Supermarkets\" target=\"_blank\">superstore<\/a>, more than 25 smaller retail outlets, a five-screen Cineworld complex, a revamped bus station and a 550-space undercroft car park.<\/p>\n<p>Commenting on the project, Leader of Hinckley and Bosworth Borough Council, Stuart Bray says: \u201cThis represents a significant investment in Hinckley that will bring a great deal of new employment and prosperity to the town.\u201d<\/p>\n<p>Work commenced on the project during the summer of 2014 when main contractor Bowmer &amp; Kirkland began a phased demolition and groundworks programme.<\/p>\n<p>This work continued into the New Year as approximately one-third of the site could only be handed over to the project team in January.<\/p>\n<p>As well as the challenge of phasing much of the work, the topography also presented another challenge.<\/p>\n<p><a href=\"http:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2015\/05\/Hinckley-plan1505.gif\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-19678\" src=\"http:\/\/www.newsteelconstruction.com\/wp\/wp-content\/uploads\/2015\/05\/Hinckley-plan1505.gif\" alt=\"Hinckley-plan1505\" width=\"1000\" height=\"513\" \/><\/a>The site incorporates a steep slope and so a large retaining wall has had to be constructed across the mid-point of the site. The beams support a 150mm thick diaphragm deck, which is the floor of the superstore.<\/p>\n<p>Structurally the Sainsbury\u2019s store and car park is one large <a href=\"http:\/\/www.steelconstruction.info\/Braced_frames\" target=\"_blank\">braced frame<\/a> that incorporates a first floor service yard in one corner. Because of the extra loadings that will be produced by trucks using the yard, a series of 10t 16m-long <a href=\"http:\/\/www.steelconstruction.info\/Steel_construction_products#Plate_girders\" target=\"_blank\">plate girders<\/a> have been used instead of cellular beams in this part of the frame.<\/p>\n<p>Block E is structurally independent from the adjacent retail Block A although, once clad, they will look like one continuous building.<\/p>\n<p>Because of its length, the braced frame of Block A is split in half by a row of double columns forming a movement joint. Sitting opposite and forming the other side of the pedestrian street, Block B is also split in half by a movement joint for the same reason.<\/p>\n<p>Block A was the zone where the steel erection programme had to be phased around the <a href=\"http:\/\/www.steelconstruction.info\/Construction\" target=\"_blank\">construction<\/a> of the retaining wall. Three of Block A\u2019s retail units closest to Sainsbury\u2019s were erected along with Block E, with the remainder put up later in the schedule once the wall was completed and backfilled.<\/p>\n<p>Billington Structures erected Block E and those parts of A using two 60t-capacity <a href=\"http:\/\/www.steelconstruction.info\/Construction#Mobile_cranes\" target=\"_blank\">mobile cranes<\/a>, both working in such a way that the two gangs didn\u2019t block themselves in as there was only one access point for delivery of materials.<\/p>\n<p>ASD Westok value engineered the frame on Blocks A and E, alongside Billington Structures. This ensured the greatest design economy was achieved in the structural steelwork solution.<\/p>\n<p>ASD Westok Design Team Leader John Callanan says: \u201cThere were a number of <a href=\"http:\/\/www.steelconstruction.info\/Design\" target=\"_blank\">design<\/a> constraints to understand. This complex job involved strict beam depth restrictions arising from the site topography and load-transfer arrangements with columns sitting on both secondary and primary beams in Block A.<\/p>\n<p>\u201cAlong with this, there are a raft of varying loading conditions to design for, including retail, back of house, service yard, roof and rooftop plant loading areas.<\/p>\n<p>\u201cStructurally optimised asymmetric <a href=\"http:\/\/www.steelconstruction.info\/Steel_construction_products#Cellular_beams\" target=\"_blank\">cellular beams<\/a> were ideally suited to the long-span grids. Plated transfer beams were designed for the transfer sections.\u201d<\/p>\n<p>The next substantial part of the steel package to be <a href=\"http:\/\/www.steelconstruction.info\/Construction#Steel_erection\" target=\"_blank\">erected<\/a> was the cinema complex on the opposite side of the site from Sainsbury\u2019s.<\/p>\n<p>Some other smaller retail units, between Sainsbury\u2019s and the cinema, have been erected; most notably parts of Block B that forms the \u2018Crescent\u2019 around which the new bus station will be located. Otherwise much of the steelwork in the middle of the site is being erected now (May), phased around the remaining piling and groundworks programme.<\/p>\n<p>The cinema (Block C) is another stand-alone steel braced structure and it contains retail units on the ground floor and five cinema <a href=\"http:\/\/www.steelconstruction.info\/Leisure_buildings#Theatres_and_auditoria\" target=\"_blank\">auditoria<\/a> above.<\/p>\n<p>As the retail units and the five auditoria are all of different sizes, the <a href=\"http:\/\/www.steelconstruction.info\/Concept_design#Floor_grids\" target=\"_blank\">grid pattern<\/a> for this structure is very complex and changeable.<\/p>\n<p>A single <a href=\"http:\/\/www.steelconstruction.info\/Construction#Mobile_cranes\" target=\"_blank\">mobile crane<\/a> erected the cinema steelwork with the programme beginning in January and completing in March. The work also included the installation of precast stairs as well as the auditoria\u2019s seat terracing.<\/p>\n<p>The steel erectors had to leave sections of the roof out to allow the stairs and terracing units to be lifted in. It was very complex as the terraces had to go in last as they are supported on rakers that, in turn, are supported by columns that support the entire structure.<\/p>\n<p>Included in Billington Structures\u2019 design and build contract was the <a href=\"http:\/\/www.steelconstruction.info\/Design\" target=\"_blank\">design<\/a> of a bespoke terracing system for the cinema auditoria.<\/p>\n<p>The design for the seating had to be steel and each of the terrace banks is curved in plan. Billington\u2019s solution was to form each step with curved plated sections, which were brought to site in two pieces and bolted together during installation. The plated sections in turn support <a href=\"http:\/\/www.steelconstruction.info\/Steel_construction_products#Decking_for_floors\" target=\"_blank\">metal decking<\/a> and a thin concrete topping to complete the terracing.<\/p>\n<p>The Crescent is scheduled to open in time for Christmas 2015.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>A large town centre development is benefiting from steel construction\u2019s ease and speed of construction.
